Construction Management
This service includes managing the construction scope and schedule. However, the
client is responsible for choosing and guaranteeing the quality of every subcontractor
and material supplier as well as managing the money for the project. The permit
for the home will be listed with the city or county as an owner builder, which
means that the project is not filed in our name, but in our client's name. We are
simply the coaches who provide our expertise, construction management, recommend
seasoned subcontractors, professional scheduling and oversee the quality of material
and labor. We submit a monthly invoice for our services along with material and
labor invoices from subcontractors and material suppliers. The scope and risk is
limited which allows for cost savings to the client. Since the client has control
of purchasing there can be additional cost savings possible depending upon the client's
time invested. Clients are responsible for writing checks and managing the budget.
This method serves clients who have extra time and would like to be more involved
in construction purchasing and financial management. It also helps saves money
on their overall construction budget because of the limited risk that is associated
with this method of building.
